abstract

This exploratory paper addresses the driving forces of real estate investment trusts (REITs). Aftera concise overview of the history of REITs in the USA, the success conditions of retail REITsare addressed by investigating the relationship between local retail rents and a set of localexplanatory factors. A sequential regression method is deployed to identify the most prominent,statistically significant variables and to create a ranking of most promising metropolitan areasfrom an investor's perspective.

3. Effects of ethnic geographical clustering on educational attainment in the Netherlands

abstract

Contemporary migration studies witness an increasing interest in the socio-economicrole of networks of migrants. Such networks are sometimes even regarded as the mostimportant attraction and location factors for migration, and may even exceed purelyeconomic factors like unemployment and wage levels in importance. The empiricalmeasurement and analysis of migrants' networks however, is far from easy. Usually, thesize of immigrant networks in a city is proxied by means of the share of foreigners, whilemuch less attention is given to the spatial distribution of immigrants. This paper aims toaddress the empirical assessment of spatial clustering of socio-cultural groups in thecity. It does so by modifying a geographical concentration measure developed by Ellisonand Glaeser (the gamma coefficient), with a view to the measurement of spatial clusteringof migrants in the Netherlands. Because of the scale-independent character of thegamma coefficient, we are able to investigate the degree of ethnic clustering at twodifferent spatial levels, namely urban districts and urban neighborhoods.The second research aim of the present paper centers around the explanation ofthe educational attainment of ethnic children with the help of this clustering index incombination with parental attributes and social network characteristics. The resultsobtained indicate that educational attainment may depend on geographical clustering,but that the geographical scale of analysis is highly influential on the findings.

4. Labour manoeuvrability and economic performance in township-village enterprises : the case of China

abstract

The purpose of this paper is to explain the relationship between economic performance and labourmanoeuvrability of township-village enterprises in the Jiangsu province, China. We start with a generaloverview of the development in the Chinese economy and the functioning of labour markets. Next, weperform a statistical analysis on economic performance and labour market behaviour based on a sampleof 103 enterprises. The flexibility to fire employees turns out to have a considerable impact on growth inadded value of the enterprises, whereas hiring flexibility appears to have negligible effects.

5. Residential mobility and local housing market differences

abstract

This paper extends previous literature on variations in mobility rates across local housing markets by examining the linkage of mobility rates at the household level to the structure of local housing markets. The results indicate that residential mobility rates differ widely across local housing markets, substantiating the view that residential relocation is intimately intertwined with conditions at the local level. Local housing market conditions also have different effects on mobility rates for renters and owner-occupiers. The results show that variation in residential mobility rates across housing markets can be partly explained by level of urbanization, the tenure structure, the degree of government intervention, and the size of the housing market. Remarkably, these differences in local housing markets cannot be seen to be related to housing market features only. The results suggest that differences can also be attributed to the behavior or attitude of households with respect to housing.

7. Entrepreneurial migration and regional opportunities in developing countries

abstract

This paper aims to investigate the entrepreneurial migrants’ preferences for a location for businessactivities in developing countries. In the modelling framework six socio-economic and six socio-cultural variables are used in this study to investigate the migrants’ propensity to stay at aparticular region. The empirical research was carried out in East Nusa Tenggara, Indonesia. Itappears that the presence of a supporting informal network is the most critical factor that attractsand keeps the entrepreneurial migrants in a particular region. Socio-cultural variables likeexperience and education play a less significant role in the migrants’ decision to stay in a givenregion.

8. Migrant entrepreneurs in East Indonesia : a Schumpeterian perspective

abstract

Entrepreneurship is at the heart of Schumpeterian theory. Potential entrepreneurs donot only take risk by seeking for new investment opportunities or new products, butalso by choosing new markets or new locations. Firm migration is thus an importantcomponent of modern entrepreneurship. Spatial (re-)location of firms may also be acombination of economic motives and socio-cultural determinants. This paper aims tooutline the strategic economic considerations of firms and to introduce a model forprofit seeking behaviour of entrepreneurial migrants, governed by multiple economicand socio-cultural motives. This framework is empirically tested by means of anextensive case study for ethnic migration decision of firms in East Nusa Tenggara, aperipheral region in East Indonesia.

abstract

The outer islands in Indonesia are often seen as the main source of migrants to the island of Java, whileonly a few studies look the other way round. This paper attempts to address factors that play a key role inthe migrants' propensity to stay in East Nusa Tenggara. There are six socio-economic factors used in thisstudy. It appears that access to the market in the current region is the most important variable to keep themigrants in this region.

10. The impact of labour market deregulation : lessons from the "Kiwi" and "Polder" models

abstract

Unemployment remains a major economic and social problem in many developedeconomies. Thispaper provides theoretical and empirical perspectives on the impact of labourmarket deregulation as a means of combatting unemployment and of enhancing competitivewage determination. The paper focusses specifically on The Netherlands and NewZealand, two small open economies in which unemployment rates reduced to close to half of theirrespective post-1980 peaks. The labour market policies that contributed to these outcomes arereferred to as the "Polder" model and the "Kiwi" model respectively. Despite some similarities,there are significant differences between these models. These are highlighted in thepaper. It is found that the effects of deregulation are hard to separate out from other influenceson the labour market. The success of the deregulation policies is easily overstated by aselective use of labour market indicators, or by making trough to peak comparisons along thebusiness cycle.
